"Stain sealed, two coats, matched the ceiling white. Fan vent re-caulked while I was up there."

Contractors don't close jobs. You do.
The problem with "optional attachment" photos
Nearly every maintenance tool has a paperclip icon somewhere. That's not the same thing as
photo proof. When photos are optional, they get added when someone remembers, skipped when
they're busy, and trusted on faith the rest of the time. "Status: completed" means exactly one
thing: someone typed "completed."
Then a tenant disputes a repair, or a problem comes back three months later, or you're trying
to remember what a contractor actually did before paying the next invoice, and the record is a
status field and a memory.
The day someone asks about that repair, you have nothing.
A checkbox that says "done" isn't a record of what was done.
How RQ200 makes proof the default
RQ200 doesn't bolt photos onto a workflow. The workflow runs through them:
- The job starts with everything attached. You create it with the unit and the
tenant's contact info on it, so the contractor can arrange the visit with the tenant
directly, so you stop being the relay.
- The contractor acknowledges it. You know they saw it: the job is on their
plate, on the record, before any work happens.
- Photo and video updates during the work. What they found and what they're doing,
posted to the job as it happens, so you can see and direct work you can't drive to.
- Submit for review, with proof. When they're finished, the contractor submits the
job with photos of the completed work. Contractors don't close jobs. You do.
- Approve or send back. If the photos show it done, one tap closes the job and the
proof stays on the record forever. If they don't, send it back with a note.
The result: every closed job in your portfolio carries dated, attributed photo proof, not
only the ones where somebody happened to remember. See how the verification itself works on
the photo
verification page.
Side by side
Photos as an attachment
Most maintenance software
- Paperclip icon, used when remembered
- Job closes on a typed status
- No review step before "completed"
- Proof coverage is whatever it happens to be
- Disputes come down to memory
Photos as the closing step
RQ200
- Submit-for-review carries the photos
- You approve or send back. You close jobs
- Timestamped, attributed, tied to the unit
- Insights show photo-proof coverage across your portfolio
- Downloadable files you can forward
What else the software covers
Photo proof is the closing step of a full maintenance system:
- Buildings, units, and tenants: every job and task lives on a real unit with real
contact info.
- Tasks and jobs: recurring tasks with age-based priority that escalates when
things sit; one-off jobs with priority levels.
- A portfolio map color-coded by open work, so you see where the problems are at a
glance.
- Tenant intake with no login: a QR code on the building lets tenants
report
an issue in about 30 seconds.
- Insights: completions per month, days-to-close, open work by priority, and
photo-proof coverage.
- Notifications that thread: every email about a job lands in one conversation,
plus web push and an in-app bell.
What it deliberately doesn't do
No rent collection, no leases, no accounting, no tenant screening. That's by design. RQ200
runs the maintenance and inspection work beside your books. Keep
AppFolio or
Buildium for the money; AppFolio work orders even file themselves into RQ200
with the work-order number, priority, tenant, and unit included.
If you're weighing a books-first suite against a dedicated maintenance tool, the
work order
software page walks through where each one breaks down.
Common questions
What counts as photo proof in RQ200?
Photos and video posted to the specific job (timestamped, attributed to who posted
them, on a known unit) and reviewed by you before the job closes. Not a loose attachment
someone may or may not have added.
Can a contractor close a job without photos?
Contractors can't close jobs at all. They submit for review, and you approve or send
back. If the submission doesn't show the work done, send it back with a note and it comes
back finished.
Does RQ200 handle rent and accounting too?
No, by design. RQ200 does maintenance, inspections, and contractor coordination. It runs
beside AppFolio or Buildium: they keep the money, RQ200 runs the work.
Do my contractors need to download anything?
No app-store download. RQ200 runs in the browser. Contractors sign in with their own
account, add it to their home screen from an invite, and see the jobs assigned to
them.
